Job Description

  1. To supervise the site staff in carrying out their job.
  2. To establish, review and update performance benchmark for Service Providers and contractors.
  3. To establish, review and update M&E and C&S maintenance preventive manual and maintenance execution plans/programs.
  4. To plan, implement and monitor building services plan and major building capital expenditure exercise, including esthetical, security, housekeeping, upgrading works, landscaping etc.
  5. To review and initiate building insurance policies (renewals) and to attend to any insurance claims with the insurers.
  6. To promote good public relations with Councils/ JMC, owners, tenants and statutory bodies.
  7. To prepare and submit monthly reports as required by the MC/JMC.
  8. To prepare minutes of meetings including AGMs and Council/ JMC Meetings.

Job Description

  1. Drive excellence in overall aspects of Building Management (i.e. all facilities, M&E and security) and optimize operating / maintenance costs.
  2. Supervision of maintenance staff, service contractors and M&E installation.
  3. To oversee the calling of quotations and appointment of contractors to undertake repair and maintenance work.
  4. To check and ensure the LT sub-station equipment are in good working condition.
  5. To check and ensure that all M&E machinery and equipment are in good working condition.
  6. To test run the generator sets monthly.
  7. To ensure building M&E and safety equipment are in compliance and adherence to the relevant authority ruling and certification.
  8. To check and ensure all M&E renovation works submitted by unit owners/ tenants are according to the renovation guidelines.

Job Description

  1. To prepare and maintain building operating accounts include the building operating profit & loss account and other reports required by the Council.
  2. To prepare the annual building budgets, management reports and profit forecasts.
  3. To oversee all matter related to monthly/ quarterly billings to owners & car parkers.
  4. To oversee all account receivables and credit control.
  5. To liaise with maintenance staffs & creditors/ contractor for the periodical payment process of building expenses and prepare the relevant report for reimbursement of cash float of the building expenses.
  6. To co-ordinate with internal/ external auditor and tax compliance works.
  7. To prepare monthly and other ad-hoc reports required.
  8. Any other duties as assigned by the Management.

Job Description

  1. To man the Helpdesk to record requests/ complaints and work closely with Building Manager/ Supervisor to ensure prompt follow up.
  2. To key in daily collection data of maintenance charges/ fees.
  3. To attend to enquiries on payment status of maintenance charges and request for late payment interest.
  4. To assist in credit control measures on defaulters in regards to non-payment of maintenance charges.
  5. To assist and follow up with contractors for quotations, delivery orders and invoices.
  6. To assist in clerical functions such as typing, photocopying, faxing and filing.
  7. To key in data for card access systems (pedestrian gate, lift and car park) and constantly update the list.
  8. To assist in renewal of preventive maintenance contracts.
